Job Title: Real Estate Appraisal Assistant / Report Writer (1099 Contractor) Job Type: Independent Contractor Salary: Fee Split Per File Location: Remote / Work from Home About the Role: We are an established independent real estate appraisal firm seeking a highly detail-oriented Appraisal Assistant / Report Writer to handle desk-based production. If you love the analytical side of appraisals, comp selection, market analysis, and filling the grid, but hate traffic, scheduling headaches, and putting miles on your car, this is the perfect opportunity. • **IMPORTANT: There is NO field work, NO driving, and NO client communication required. Our team handles 100% of the property inspection information gathering and office logistics.*** How the Workflow Works: You receive a pre-loaded, pre-sketched file. Your job is strictly desk production: validating the data, selecting comps, completing the sales comparison grid, writing the narrative commentary, and preparing it for final sign-off. Itemized Responsibilities: • Research county public records, tax data, zoning, and property history. • Search local MLS data to select the most appropriate and defensible comparable sales. • Populate the sales comparison grid and apply standard market adjustments. • Write local neighborhood market trends and reconciliation narrative. • Run final formatting and compliance checks within the appraisal software. Qualifications & Requirements: • Prior experience working within real estate appraisal software ACI is REQUIRED. • Desktop/Hybrid appraisal experience highly preferred. • Experience with traditional, full-inspection appraisal reports is highly advantageous (not required). • Thorough working knowledge and understanding of Uniform Standards of Professional Appraisal Practice (USPAP) guidelines. • Strong working knowledge of residential real estate appraisal forms, guidelines, and terminology. • Strong analytical and writing skills. • Must provide your own reliable computer, high-speed internet, and MLS access. • Ability to deliver a completed, client-ready report within 24–48 hours of assignment. • Willingness to adopt our established formats and commentary guidelines to ensure firm-wide quality and reporting consistency. Compensation: This is a 1099 Independent Contractor position paid on a Fee Split Model Per File based on experience. • Because field logs and sketching are completely handled for you, expected desk production time is compressed to roughly 1 to 2 hours per file. • Zero out-of-pocket gas expenses and zero client communications .
